How lending secured by real property in Irmo generally works, and what to understand before considering it.

Study that last step with your own attorney early. Nobody learns foreclosure well while it is happening to them.

Why place matters here

A large suburban part-time pool, and constant turnover to match. Retail and restaurant staffing is a continuous process rather than an occasional one, and scheduling flexibility wins candidates more than pay.

The Okra Strut is the genuine civic anchor. A town festival named after a vegetable says most of what needs saying about how Irmo sees itself, and it is not a small event.

Town limits are irregular enough that plenty of places with an Irmo mailing address are not in Irmo at all, which confuses taxes, permits and service boundaries constantly. A loan is only as sound as the collateral and the exit, and both of those are local facts rather than general ones.

Local risk is real risk

A loan secured by property is only as sound as the property. The stock in Irmo is large 1970s–1990s subdivisions — Friarsgate above all — with consistent floor plans, attached garages and mature landscaping, and the recurring renovation exposure is 1970s and 80s original kitchens and baths, aluminum wiring in a subset of that era, aging shingle roofs reaching end of life all at once across a subdivision, and Masonite or hardboard siding failure. A value that ignores those items is not a value.

Irmo's economy is retail and consumer services at regional scale. The Harbison corridor draws shoppers from several counties, and almost everything else in town orbits it. An exit depends on a buyer or a refinancing lender existing at the other end. There is little undeveloped land left, so change here means aging shopping centers being torn down and rebuilt rather than new ground being opened up.

Title work and recording run through Richland County Judicial Center, 1701 Main St, Columbia, SC 29201. Irmo addresses can sit in either Richland or Lexington County. Confirm which one before you assume a tax rate or a filing office.
